Will I get the Title Deed under my name when I make the first down payment, or after completing the full amount?

We deliver the title deeds as soon as our buyers complete their payments, as it is the common rule for the real estate purchase process in Turkey.

There will be no operation or maintenance charges for the buyers from Management Company to run the project throughout the lifetime of the project, even beyond 15 years?

Our business structure creates win-win situation for us and for our investors. Yes, that is correct. As a nature of the investment, there is no income for the first 2.5 to 3 years till to the 1st harvest time. During this period, our management company pays all the expenses. After we get the 1st harvest, we capitalize the product and we deliver the net income to our investors after deducting operational business expenses such as labor force, utility costs and harvesting cost. Our investors get %80 of the net profit and we take %20 of it. So, in that structure, our investors never pay any management fees or operation fees from their pockets after they purchase the land

Can I sell my land at any time?

Yes, according to the contract, you can exit or sell your land anytime with giving only 3 month pre-notification without any additional penalty.

How much commission you charge for the resale, if you sell my land?

We charge 3% commission and we handle the entire process.

Does the walnut sale price fluctuate according to market, or is it fixed for all years? Which price reference is used?

The price for Walnut is constantly rising; the product is highly demanded in Turkey and used for more than 15 product items production. First Harvest Period and Income Generation will start at September 2021. Other year’s income will be based on the production of walnuts and market sale price and will increase accordingly. We took the lowest wholesale market prices as a reference. We are making long-term agreements (yearly basis) with our buyers as well as export business structure as our production volumes are increasing each year

What is the security for the investors with such an investment model?

What we sell to our investors is free-hold real estate asset with high income generating model so we believe that our investors should focus on the security of the land, production, management and returns.

Security Of The Land: All the farmlands we sell to our investors are free-hold and there is no charge or debt on them.

Security On The Returns: Chandler Walnuts are one of the most recognized and highest quality walnut type in the world. There is even %60 supply shortage in the domestic Turkish market, so wholesale buyers are always avaliable as soon as the harvest is completed. Walnut wholesale and free market prices have been increasing steadily in the last years.
We are also investing millions of USD for factory facility in the heart of our operation zone for cleaning, drying, calibrating and packaging to be able to offer also export option for higher returns to our investors.

Can I build my own living house on the land?

Landowners are free to construct living house according to local regulations. All the lands have %5 building construction permission but cannot be more than 150 sqm (75 sqm x 2 floor maximum). Due to decreasing tree plantation area by constructing house, it will also affect the income generation accordingly.

What about the management company and the track record of the company?

Is my investment secure?

All the lands we sell belong to our asset holding company and there are no charges in any of our lands. We have very established management structure with very experienced team of engineers and labour force. Every single project has the soil analyze report from authorities and we have 100% success record in all our projects. We have the structure and capability to secure the sale of the harvest products 6 months before harvest at the highest prices within the domestic and foreign markets. We believe that smart farmland investment is the future and the most secure way of real estate investment compared to other traditional investment products.

If these projects are so profitable, why do you sell it to the individual buyers instead of managing and earning from it yourself?

We are already the leader in the market, but every successful company with a great potential product, we want to expand, share our success with our investors and grow together. Our business model is based on the management income from the harvest of our investors and in that way, we create a solid structure where we win together with our investors.

Can I check my land and the project any times? How do I get the updates?

You can visit and check your land and the project anytime, and check the working process. Invest4land will provide weekly basis operational update of the business at the official website to the landowners. We also send annual financial report maximum 4 weeks following each harvest period.

Why do you increase the prices for your walnut farmlands periodically, if you are a developer?

For 3 simple reasons:

1. Even our prices are extremely reasonable for the full package of freehold farmland, planted Golden Chandler walnut trees, water drilling, grid connection, water irrigation system, electricity supply with power box or solar panel, labor house, storage, security fences and road infrastructure, this price growth rate and appreciation is important for our investors.

2. As a nature of the business, prices of the lands, labor, construction materials, pipes, trees, fences etc. increases. So we also have to reflect this to the prices of our projects.

3. Golden Chandler type walnut trees can grow only in specific lands with the right height from the sea level, right soil and water. So our lands are very valuable as they are rare and they are all located by the official municipality roads. These reasons make them very valuable assets. From day one, projects put value and get appreciation as the walnut trees grow.
